Most town halls contain one or two books that identify the first land owners and their property. These land owners, or proprietors, usually became the town's first residents.

Dorchester-Canada/Ashburnham Proprietary Records: 1736-1801. Vol A-1. These are records of the lands granted to officers and soldiers of a 1690 expedition to Canada. Listings of the first settlers are included, often with their relationship to the eligible grantee. Fiches 1-3.

Athol:
Proprietors of Pequoiag 1734-1762, Town of Athol. Book 1. 179 pages.
Though minutes of the proprietors’ meetings extend only through 1762, most land grants are dated 1768. Note that the index references only those grants found on pages 8-30, and that the book has many blank pages. For a typescript of this book, see fiche 20. Fiches 1-3.

Though mostly a record of land grants 1761-1768, some land and proprietors records as late as 1824 are found. Note that the index does not reference any grantees listed beyond page 242. Athol 1762 Index to Proprietors Records with Map. Typed. 45 pages.
Compiled 1908 by Herbert L. Hapgood. This book is not indexed by surname; rather, it is arranged in sections according to lot sizes and/or locations. Within each section, it names land owners, references them to pages in Book 2 above, and provides their lot numbers, as shown on a map at the front of the book, "Plan of Athol 1762." Note that many land owners are listed in more than one section. Fiches 8-9.

"This First Book of Records was begun 1675," but includes earlier historical references and Duxbury records, incidental family data, and an annotated index made in 1862. Of special interest are records of lands purchased from Indians; e.g., pages 13-15. Fiches 78-100.

Contains records of 1710, 1715-1716, 1721-1723, and 1733/4; but those of 1721 predominate.  Fiches 1, 15

Groton:
The town's proprietor records include six volumes of land records on fiches 25-40. The first booklet identifies original proprietors, and those of the first and second land divisions. Land Divisions <1712, 1721, 1726/7, 1741, 1748, 1760.

Rochester:
Rochester Proprietor Records 1679-1795
. Book 1A.
This is the "propriety first book of records". Most of the records relate to land, but other data are found; e.g.; the birth in 1684 of Eikabod Burg on page 89. Names of some of the proprietors are indexed.  Fiches 4-6.

Rochester Proprietor Index Book 1679-1748.
This small book indexes some names from the above volume and, apparently, from another volume of about 320 pages. Although the index starts with the letter "B", "A" eventually appears--along with additional entries for most letters of the alphabet. Fiche 7.
